1. Scope and contracting parties
These Terms and Conditions apply to all contracts for the rental of rooms and holiday accommodation, as well as to bookings of fishing packages, guided activities and other services provided by:

hereinafter "we" or "provider". The contracting party is the person who makes the booking (hereinafter "guest"). If the guest books on behalf of other people, they are liable for those people's obligations as if they were their own.
Deviating terms of the guest apply only if we have expressly agreed to them in writing. Our House Rules apply in addition and form part of the contract.
2. Formation of contract
Enquiries via our website, email or phone do not yet constitute a booking. A contract is only formed once we expressly confirm the booking in writing (usually by email).
Bookings via booking platforms (e.g. Airbnb) likewise require our confirmation. For such bookings, the terms and cancellation rules of the respective platform take priority; these Terms apply in addition.
The presentation of our services on the website is non-binding and does not constitute a binding offer.
3. Services and prices
The scope of the services owed follows from our booking confirmation. All prices are in Swedish kronor (SEK) including statutory VAT, unless stated otherwise.
Unless expressly confirmed, the following are not included in the price:
- Travel to and from the property, including transfers (e.g. from Linköping Airport)
- Fishing permits and official fees
- Personal expenses, drinks and additional meals
- Travel, cancellation and accident insurance
Additional services can be booked on request and are charged separately.
4. Payment
We do not charge a deposit. The booking is binding once we confirm it in writing.
Unless otherwise agreed in the booking confirmation, the following applies:
- The total amount is payable on site, at the latest on departure.
- Services booked additionally on site are settled on departure.
- On request and by prior arrangement, we can issue an invoice instead. The payment term is agreed individually in that case.
We will state accepted payment methods in the booking confirmation. In the event of late payment, we are entitled to charge default interest and reminder fees under Swedish law (räntelagen, lag om ersättning för inkassokostnader).
5. Cancellation by the guest
Cancellations must be made in writing (email). The date of receipt by us is decisive. The following deadlines apply, calculated from the planned arrival or activity date. They apply uniformly to accommodation, fishing packages and guided activities:

For group bookings and bookings of the entire house, we may agree different deadlines in the booking confirmation. These then take priority.
5.1 Billing of cancellation fees
As we do not charge a deposit, we invoice any cancellation fees and no-show compensation afterwards. The payment term will be stated on the invoice. In the event of late payment, clause 4 applies accordingly.
5.2 Additional provisions
- If we are able to rebook the cancelled services to someone else, we will not charge the cancellation fee, or will refund it proportionally. We always make an effort to rebook.
- There is no entitlement to a refund in the case of a shortened stay or late arrival.
- Rebooking to another date is possible subject to availability and does not count as a cancellation, provided it is made before the free cancellation deadline expires.
- We strongly recommend taking out travel cancellation insurance.
6. No-show and late arrival
If the guest does not arrive without cancelling, this is treated as a cancellation at the latest possible point under clause 5. If a later arrival than agreed is foreseeable, please let us know briefly so we can keep the accommodation reserved.
7. Cancellation by the provider
We may withdraw from the contract or cancel individual activities if:
- force majeure or exceptional circumstances make it impossible to carry out,
- weather, ice or water conditions do not allow boat or fishing activities to be carried out safely,
- the booking was made using misleading or false information.
If we cancel a booked activity, we will offer an alternative date or an equivalent alternative where possible. If this is not possible, we will refund the amount attributable to the cancelled service. No further claims exist, unless we are guilty of intent or gross negligence.
The safety of our guests always takes priority over carrying out an activity.
8. Arrival and departure
- Check-in: from 3:00 pm · Check-out: by 11:00 am
- Different times are possible by prior arrangement.
- The accommodation must be handed back swept clean and in proper condition on the day of departure.
9. House rules
Our House Rules form part of this contract and are available at the accommodation and on our website. Among other things, they govern quiet hours, the use of the kitchen and shared spaces, waste separation, pets, open fires and barbecuing, and the handling of boats and equipment.
In the event of serious or repeated breaches of the House Rules, we are entitled to terminate the contract without notice. There is no entitlement to a refund in this case.
10. Fishing and time in nature
- The guest is responsible for holding a valid fishing permit (fiskekort) where required. We are happy to help you obtain one on request.
- Applicable closed seasons, minimum sizes, catch limits and local regulations must be observed.
- We expressly encourage responsible handling of your catch (catch & release, where appropriate).
- Fishing success is not owed and cannot be guaranteed.
- Participation in fishing and outdoor activities is at your own risk. The guide's instructions must be followed.
- The Swedish right of public access (allemansrätten) must be respected.
11. Boats, equipment and duty of care
- Boats and equipment are handed over in perfect condition and must be returned in the same condition. Damage must be reported immediately.
- Boats may only be operated by instructed persons and only within the agreed area.
- Wearing a life jacket is mandatory.
- Operating boats under the influence of alcohol or other intoxicating substances is prohibited.
- The guest is liable for damage to boats, equipment, furnishings or buildings caused intentionally or negligently.
- For boats and high-value equipment we may require a reasonable deposit, the amount of which we will state before handover.
12. Liability of the provider
We are liable without limitation for damages resulting from injury to life, body or health, and for damages based on intent or gross negligence.
Otherwise, our liability is limited to the damage foreseeable at the time the contract was concluded and typical for this kind of contract. We are not liable for indirect damages, loss of profit or other consequential damages, unless caused by intent or gross negligence. We accept no liability for items brought by the guest, for valuables, or for parked vehicles, unless we are at fault.
Mandatory rights of the guest under Swedish consumer law remain unaffected by these provisions.
13. Pets
Pets are welcome by prior arrangement. The guest is liable for any damage or soiling caused by the animal. Animals may not be left unattended at the accommodation.
14. Right of withdrawal
For contracts concerning accommodation and for leisure services agreed for a specific date or period, there is no statutory right of withdrawal. Only the cancellation terms under clause 5 apply.
15. Data protection
We process the guest's personal data exclusively to process the booking and within the framework of applicable data protection law (GDPR). Details can be found in our Privacy Policy on the website.
16. Governing law and dispute resolution
Swedish law applies. Mandatory consumer protection provisions of the guest's country of residence remain unaffected.
In the event of complaints, please let us know immediately on site so that we can remedy the situation. If a complaint cannot be resolved amicably, consumers may contact the Swedish consumer complaints board: Allmänna reklamationsnämnden (ARN), Box 174, 101 23 Stockholm, Sweden — arn.se. We are willing to take part in dispute resolution proceedings before this body.
17. Final provisions
Should any provision of these Terms be invalid, the validity of the remaining provisions is unaffected. Amendments and supplements to the contract must be made in writing. In the event of discrepancies between the language versions of these Terms, the Swedish version shall prevail.
